I think I may move to the desert...

So my wife and I bought a house in December of 2007. Previous owners check "No" to the question "Has there ever been water in the basement?" Well, our very first spring last year, low and behold we found our basement wall had a crack and ended up having to gut and remodel our basement bathroom due to mold growth on the drywall. (Kinda wondered why there was calk around the bottom edges of the floor board...) Just finished that project (turned out awesome by the way), and last night my sump pump gave up the fight and the rest of my basement flooded! Worst part is that my insurance wont cover it, because aparently there is a little adendum to my water coverage stating sump pump failure is not covered unless an extra premium is paid... SOB. I guess at least the basement will EVENTUALLY be newly remodeled and nice enough to match my new bathroom one day! Sucks that mods are gonna have wait on the Stang now.

Sorry to hear about this.

FYI, the desert gets massive flooding during monsoon season because the asphalt-like desert ground can't absorb any water. Kinda ironic.

I feel for you, man. We haven't had a chance to start on our basement yet (new house last fall), but I worry about finding the sump dead and having to rip out the insulation and studs that are up on the outside walls. Best of luck and keep an eye out for deals on building materials!

But we don't have basements either. At least most of us don't.

I assume you've priced out what it would run to actually fix the problem (excavate and treat the outside of the wall)?

If you are on a high enough elevation, it would also do a lot of good to install a proper gravel drain with a leech pipe and dump it down the hill.

My house is right in the middle of a pretty decent neighborhood, but the house behind me is about 3-4 ft higher in elevation if I had to guess. All her water collects in my back yard and creates a pond. The crack in my basement wall was in the rear of the house of course, so all that standing water in the backyard has to go somewhere... I filled the crack on the inside of the house with hydraulic cement and build up the foundation of the exterior to route the water away from the house, but it appears I will need to dig it up and have the crack filled properly by professionals. As far as the sump pump, I now have a new one and have gutted my basement already. Spent the last two days doing it. My insurace ******* had the nerve to tell me that they "dont advertise the sump pump/sewer addendum to avoid unwanted exposure to common water problems." Basically, they never told me that addendum was there and its my own fault for not being a ****in psychic and knowing to ask for it. Oh well, what do you do? Thanks for the support guys. The nice part is that I can do all the work myself, so Ill save a lot of money that most would spend on labor. My father-in-law has the texturing gun and air compressor for the drywall, and the rest is done with my hands and collection of tools.

P.S. Lol about the desert flooding, Ive seen that on the discovery channel too... Guess Ill have to rent an apartment on the top floor of a skyskraper somewhere.

I had a similar situation, not the water, but the insurance company ran me around....I changed homeowners insurance...I had to pay out of pocket for the first year and contacted the mortgage company to switch, when the first insurance company called to tell me the coverage lapsed I gave them a little rant.... Any insurance company, life, auto, home...are going to look for loop holes not to pay but I still felt a little better that I was not going to continue to pay the one that screwed me......

Right on brother, I dropped mine earlier today. I thought about that guy's words last night and it just pissed me off so I called and cancelled it today.
