First: Congratulations on the house! That’s great news! Be proud and enjoy!

In regards to the wheel scuffs, I hit mine with SEM Landau Black and it cleaned it right up. It’s been 4 years and it’s held up fine but she’s only used to and from shows and meets and not a daily driver. Nothing to lose if you want to give it a try….

Thanks. I got a better than market deal, because I represented myself without a buyer's agent, but I still think it's a terrible time to buy a house. I am just so exhausted of moving every 2 - 3 years all my life. I'm sick of jumping through the army's hoops. I like it here, and I just wanna stay still for more than 2 years. I can do this, so I'm gonna.

The house is in a gated community with an HOA (boo!), but they're putting a man made lake in what, everyone guesses, will be ~2 years. My hope is that will either add value or insulate me from a downturn. There's also a golf course that just opened here ranked highly in the state.

Time flies, right? I left in Jan '23. Moved into this house 2 years ago, next week.

Coming from a guy who will be 70 this April.... Not many of us ever get to live in a house that nice.... Enjoy it and be proud that you are able to acquire such a beautiful home.....
People seem to panic when their home value depreciates in bad markets... To me you still have a nice home and its YOUR home....

Hmmmm.... Are these 2 things related? Does this have anything to do with Trump wanting to verify the gold is still in Fort Knox?

Was it hard to find a Mortgage lender that would accept gold bars for your down payment?

I hit the nitrous button on the way home from work to finally check the new jetting. It immediately dropped into the 11s and stayed in the mid-high 11s mostly bumping 12 a couple of times. It was all a little fast in the few seconds for 2 pulls to see exactly, but I think that's pretty good. Car pulled very nicely. Now, it's time to dial in the nitrous retard. It's currently pulling 6*. I guess the next step is to take it to the track & datalog while dropping the retard to 5* & then maybe to 4* until it's getting its best trap speeds.

On the house front, it looks like I'm going to get a loan at 5.625% with no points & no origination on a 15-yr fixed. Total monthly payment including taxes, interest, insurance, & anticipated maintenance (I used 1% of home value as a rough estimate) will keep me right at what I'm paying each month, now. I hope to pay it off in 4 years, and I hope the military will let me keep working a year beyond that to prep a bit for the transition to civilian life.

Edit: After playing a mortgage broker against Navy Federal Credit Union, I got the rate down to 5.375% on a 15-yr fixed. 3 mortgage brokers and other lenders backed out at that point, with one saying, "You just beat the game." lol

Feels great, but still nothing compared to those of you who got your loans in 2021.

For s and grins, I asked an AI to give a rough estimate on how much additional it would cost [per month] to pay the same for the loan as you would a 15 year fixed at 2.3%.

The rough figure it gave me (of course I made some assumptions about things I consider to be impolite to as in a open forum) was an extra $1050 per month over the amortized payment. This would bring a 30-year fixed down to 14-ish months.

With more info, I'm certain you could get a more accurate response.

I didn't bother copy/pasting the break-down because I ball-parked many things. Grok walked through all the math and formulas and bleh...
