A realtor probably won't allow you direct searching access mainly due to their liability and it violates their codes of ethics. Why don't you ask for help from a realtor, most will send you lists of the types of property off the MLS w/o being obligated to using them. Just be upfront in what you want.

I don't know if it's available everywhere, but you might see if an agent local to you will set you up with "listingbook" if it's in your area. I've never seen it here in WNY (Was an agent, too much with a full time job), but when we were looking in NC (winston salem area) an agent set us up on it-it's pretty much a consumer version of the mls-even shows DOM (Days on market) and lets you look at other properties nearby & what they listed/sold for (goes back like 3 years). I think it mostly filters out info like owner name and stuff that they wouldnt want shared, but it appears to be a bona fide version of the MLS to me.
